180 East 125th Street is set to become a new crowning achievement for Extell's portfolio, a 15-story development providing 500 housing units, of which 160 are designated as affordable, accompanied by a fresh food store. The community board has granted their approval to the project, contingent upon certain conditions, such as maintaining open communication between the developer and the board.
The commission engaged in a thoughtful discussion, addressing concerns about the building's height and the size of the supermarket, ultimately deeming them suitable for the FRESH Food program. The conversation also touched upon the potential precedent this decision may establish for future applications. The department clarified that the authorization was essential to accommodate the extra floor area, which could not be contained within the current building envelope due to zoning restrictions. Consequently, the commission granted approval for the height modification.

At present, the site is home to the Christopher Court Apartments, and the proposal seeks to introduce the Christopher Parks Apartments—a 13-story multifamily featuring 193 income-restricted units. The community board cast their votes, with 13 members in favor and 11 opposed, subject to conditions. These stipulations include further clarification on project funding, job numbers, and apartment allocation for community board residents. The proposed modification is an integral part of the Melrose large-scale residential development, and absent the overarching plan, the building would have been constructed as of right.
The meeting further delved into the necessity of blending communities and offering market-rate housing, while also examining the breakdown of apartment sizes and the demand for additional three-bedroom units. Participants addressed concerns regarding the building's facade materials and the potential impact of the development on Starlight Park and the Bronx River Greenway. The developer has actively maintained communication with the Department of Parks and other pertinent agencies, such as the Bronx River Alliance, ensuring the development aligns with the community's needs and desires.
