Michael Paladino of Veris Residential has come up with an innovative idea - an elementary school and housing units combined into one project.

141-05 109th Ave is a 4-story mixed-use building that will feature 56 units, including 14 income-restricted units. And the unit breakdown is as follows: 5 studios, 26 1-bedrooms, 22 2-bedrooms, and 3 3-bedrooms. Oh, and 39 parking spaces.

Now, this project has gone through some changes in its early days. They've listened to the Community Board feedback and made adjustments accordingly.

For example, the facade went from modern to a more traditional look that hopefully fits right in better with the neighborhood.

They also made the following changes:

Of course, the commission had some questions, and one of them was about potential stormwater runoff.

The team responded that they’ve included bioswales in the design to address any concerns.

Romantique Double Diamond Inc., a limousine company, has put forth a proposal for a mixed-use project in the heart of Bath Beach, Brooklyn. This prime location is strategically placed right across from the Dyker Beach golf course and park, and it's sure to make an impact in the market.

Now, let me break it down for you. We're talking about a private application for a zoning map amendment from an R4 C-22 district to an R7, a C 24 district, and a zoning text amendment to Appendix F. These actions will pave the way for the development of 43,000 SF residential space, featuring 57 dwelling units and 1500 SF of ground floor commercial space.

As expected, the commission had some questions. They wanted to know more about the size and distribution of the proposed apartments and how the zoning changes would impact auto-related businesses.

But the real question on everyone's mind - MIH Option One. The commission asked if it could be applied to address the area's need for deeper affordability.
